JOB TITLE: Area Facility Maintenance Manager

SUMMARY:  The Area Manager is responsible for the managing the day-to-day operations of maintenance technicians and assigned maintenance and repair activities in their area of responsibility (AOR). The successful Area Manager will be able to interact and provide detailed communications with all DAWSON staff, the client, subcontractors, and suppliers. The Area Manager will manage multiple schedules, work/task orders, source parts/materials, ensure safe execution of field work, and deliver quality work product as defined by DAWSON, clients, and regulatory agencies from multiple on-site locations.

DUTIES AND RESPONSIBILITIES:

  • Manages preventive and corrective maintenance schedules for multiple locations, ensure timely completing of all urgent and emergency requests, while maintaining response time requirements and client expectations.
  • Ensures adherence to all safety and quality practices and procedures while performing or supervising the performance of tasks in all work areas.
  • Plans, coordinates, schedules, and supervises assigned project staff and subcontract workers to meet service call requirements.
  • Monitors technician and subcontractor performance at multiple locations in accordance with the PWS.
  • Guides, coaches, develops, and provides feedback to technicians to ensure clear understanding of the project, required certifications, safety needs, and quality control.
  • Provides technical support to maintenance technicians and executes technical tasks as necessary when required.
  • Handles completion and close out of all preventive and corrective maintenance work orders and provides all required deliverables.
  • Prepares written reports and other documents as necessary.
  • Tracks all expenses and parts/materials required to successfully complete all work required.
  • Source parts/material required to successfully complete all required work.
  • Cultivates and maintains the necessary relationships with the client, subcontractors, vendors, and other contractors on-site.
  • Determine causes and make recommendations for appropriate corrective and/or preventive measures when necessary.
  • Promote safe and secure work areas by preventing hazardous conditions, property damage, and maintaining security on-site.
  • Safely operate vehicles and small equipment such as pickup trucks, forklifts, etc.
  • Travel between site locations within the Area Manager’s AOR as necessary.
  • Performs other related duties as assigned by management.

QUALIFICATIONS:

  • High school diploma or general education degree (GED).
  • Possess a valid U.S. driver’s license with a clean driving record.
  • At least 5 years of related experience and/or training as a technician in HVAC and mechanical systems.
  • Possess a current trade certification in either HVAC or mechanical systems.
  • Must be able to accurately interpret prints, schematics, and manufacturer’s technical documents.
  • Current 30 hour OSHA, EM-385, and 40 hour HAZWOPER training preferred.
  • Basic computer skills are required, to include competency with the standard Microsoft Office Suite (Word, Excel, etc.).
  • Knowledge of, and the ability to skillfully use common hand and power tools.
  • Mechanical aptitude.
  • Applied analytical skills to recognize when a specialized trade is needed for various tasks.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Must be able to lift up to 50 pounds on a regular basis.
  • Strong troubleshooting abilities and the ability to use resources at hand to fix problems.
  • Excellent leadership ability.
  • Strong verbal and written communication skills.
  • CPR, First Aid, and AED Certified
